# FAQ: Renting as a Foreigner in the Netherlands

Answers about BRP, RNI, BSN, residence documents, rental applications and contract checks for foreigners renting in the Netherlands.

## Short version

The quickest way to answer a foreign-renter question is to identify which decision it concerns:

- **Residence:** what status applies to your stay?
- **Registration:** should the stay use BRP or RNI?
- **Rental approval:** what does the provider need to assess this home and applicant?
- **Contract:** which rent, term, deposit and registration wording will you accept?

## Residence and registration questions

### Do EU, EEA and Swiss citizens need a Dutch residence permit?

The IND says EU, EEA and Swiss citizens do not need a residence permit to live in the Netherlands. A valid passport or identity card serves as proof of lawful residence. Longer stays still have conditions, so check the IND information for the person’s situation rather than assuming that nationality answers every question.

### What is the BRP?

The BRP is the municipal registration for people who live in the Netherlands as residents. If you expect to stay longer than four months, Government.nl says you should register with the municipality where you live, normally within five days of arrival.

### What is the RNI?

The RNI is the non-resident registration for people who stay in the Netherlands for a shorter period and meet the conditions. It can provide a BSN, but it does not create a right to residence or employment. A stay of more than four months points to resident registration instead.

### Is a four-month stay automatically a BRP decision?

The expected length of stay is an relevant marker, but the municipality assesses the registration situation and evidence. Keep the intended dates, address and status clear and confirm the procedure with the municipality.

## Rental application questions

### Can I rent without a BSN?

Sometimes a provider will assess an application before the BSN is available, but landlords and agents do not all use the same policy. Ask whether the provider needs the number now, a registration plan or another form of evidence.

### Does a residence permit guarantee a rental?

No. It answers a lawful-stay question. The provider can still assess income, identity, household fit, documents and contract conditions.

### What documents can a provider ask for?

The provider should be able to explain what each document supports, who receives it and how it should be supplied. A focused file may include identity, income, employment or study evidence and applicable status information. Avoid sending sensitive details to an unverified recipient.

### Do foreign renters have to accept every extra document request?

No general rule turns every request into an automatic requirement. Ask why the document is needed and whether a less intrusive document can answer the same question. Keep the request and your response in writing.

## Contract and cost questions

### What should I check before signing?

Read the initial base rent, recurring charges, deposit, start date, term, notice, repairs, access and registration wording. A rental contract review sets out a structured way to check rent, deposit, repairs, access and term.

### Are service charges part of the rent threshold?

Do not assume that an all-in monthly number answers a base-rent question. Keep initial base rent, service charges, utilities and one-time costs on separate lines with the total rental cost.

### Should I pay before seeing a contract?

Pause until the address, recipient, agreement and payment details are credible and consistent. A rental-scam check flags recipient and payment warnings before a transfer.
