The quick rule is to keep home type, initial base rent, WWS points and contract start date together. For a self-contained agreement starting in 2026, the starting markers are up to €932.93 and up to 143 points for social, above €932.93 to €1,228.07 with 144 to 186 points for mid-price, and above €1,228.07 with at least 187 points for the free-sector marker.

Questions about the labels

What does social housing mean?

Social housing is a rent framework with a points-based ceiling for the relevant accommodation. For a self-contained agreement beginning in 2026, the social initial-rent marker is up to €932.93 with up to 143 points. Allocation may involve separate income or provider rules.

What does mid-price housing mean?

Mid-price housing is the band above the social marker and below the free-sector marker for a self-contained home. For a 2026 start, the initial base rent is above €932.93 and no more than €1,228.07, with 144 to 186 points.

What does free-sector housing mean?

Free-sector housing is the higher, liberalised rent framework. For a self-contained 2026 agreement, the marker is above €1,228.07 with 187 points or more. The word free does not remove rules about agreements, deposits, service charges, maintenance or landlord behaviour.

Is free sector the opposite of social housing?

They are different rent frameworks, but not opposite building types. A studio, apartment or house can fall into different frameworks depending on the agreement and the home’s assessment. A free-sector and social-housing framework clarifies why points and facilities belong beside the rent figure.

Questions about rent and points

Does the total monthly amount decide the sector?

No. Separate initial base rent from service charges, utilities, furniture, parking and internet. Use the simple-rent line for the first sector screen, then check points, facilities and contract date.

Where do the points come from?

The housing valuation system scores features such as rooms, kitchen and bathroom facilities, energy performance, WOZ value and outdoor space. For a self-contained home or room, the Huurcommissie Rent Check estimates the relevant points and rent ceiling.

Can I trust the advertised points score?

Use it as evidence to inspect, not as a shortcut. Check the measurements, energy information, facilities and applicable accommodation assessment. Huurcommissie guidance says a points score must accompany each new rental contract from 1 January 2025.

Why does the contract date matter?

Rent limits are tied to the start of the agreement. A figure from an older contract or source may use a different threshold. Record the date next to every amount you compare.

Questions about rooms and homes

Is a room the same as a self-contained home?

No. A room may have a private bedroom while sharing a kitchen, toilet or bathroom. Those facilities change the points assessment, rent assessment and practical questions about the accommodation.

Can a room be advertised as free sector?

Do not decide from the phrase alone. Confirm which facilities are shared, which points assessment applies and what the agreement says. A room has a separate assessment from a self-contained home.

Does a sector label tell me whether I can register?

No. Registration depends on the address, your planned stay and municipal rules. The BSN and registration check separates registration timing from a provider’s application rules.

Questions about affordability and protection

Does social housing mean the home is affordable for me?

No. Affordability depends on income, the complete monthly cost, travel, savings and other obligations. The sector label is not a household budget.

Does free sector mean I have no tenant protection?

No. A liberalised rent framework changes how the rent ceiling works, while written-agreement, deposit, service-charge, maintenance and landlord-conduct rules still matter.

Who decides a disputed rent?

The answer depends on the type of dispute and agreement. Start by collecting the advert, contract, payment record, points evidence and dates. A general FAQ cannot decide a case-specific outcome.
