What changed in 2026?

From 2026, a home’s rent can be above the calculation limit without that fact alone blocking an application. The allowance calculation still uses at most €932.93 of base rent. If the base rent is €1,100, the simple difference is €1,100 minus €932.93, or €167.07 outside the maximum calculation basis. This arithmetic says nothing about the allowance amount, because income, household and other formula elements also matter.
Service charges are excluded from the 2026 calculation
The 2026 calculation uses base rent rather than adding the service charges that may appear in a contract. Keep service charges in your personal budget even when they are outside the allowance calculation.
The age rule has a lower limit for younger renters
For a renter under 21, the lower calculation limit is €498.20 in 2026. Renters aged 21 and 22 no longer face that lower age limit under the 2026 change. Age is assessed with the household and other conditions, so check the official result.
