FAQ: DigiD and Dutch ID Systems for Renters in the Netherlands
Answers to common renter questions about DigiD, BSN, identity documents, residence evidence and private rental applications in the Netherlands.

Short version
Most renter questions about DigiD become clearer when the request is split into four parts: the BSN may be needed to apply for DigiD, a landlord does not need your DigiD credentials, a phone is part of the login or activation process and you should never share the account. An identity document and a rental application remain separate checks.

Yes in that situation. DigiD supports login methods that use the DigiD app or SMS verification. The exact method depends on the account and the service. DigiD’s login-method explanation distinguishes the app, SMS verification, username and password and identity-document access for some sensitive data.
For the longer vocabulary, the DigiD and Dutch ID overview covers the terms. These answers focus on the questions that appear when a renter is preparing documents or replying to a provider.
Do I need a BSN for DigiD?
Yes in the ordinary case. The ordinary DigiD application requirements list a BSN, an address registered with a Dutch municipality and a mobile phone. There are specific situations for people abroad or without a permanent home, so the official application process decides what applies.
A BSN can follow BRP or RNI registration. It does not mean that a rental address is approved, and it does not give a provider a reason to ask for your DigiD login. The BRP and BSN explanation keeps the registration question separate.
Does a BSN mean I can rent any home?
No. A BSN is an administrative number. A provider can still ask about income, address, household, residence position and the contract. A municipality separately decides questions about address registration.
Can a landlord ask for my DigiD?
A landlord can ask for information that relates to a rental application and that is proportionate to the stated purpose. The landlord should not receive your DigiD password, PIN, SMS code or app approval. DigiD access belongs to the account holder and authorised public services.
If the application asks for “DigiD” without explaining a public-service task, ask the provider to restate the request as a rental fact. The documents a landlord may ask for help separate identity, income and address evidence from private login access.
What if the provider says the request is routine?
Routine wording does not answer what the recipient will do with the access. Ask which organisation receives the information, which fact it confirms and what minimum evidence is accepted. Keep the request and the reply together.
Do I need a phone for DigiD?
The phone is part of your login or activation process. It is not a rental document. Do not hand over a device, SIM, PIN or verification code to a landlord so that the landlord can “complete” your application.
Can I share my DigiD with a helper?
Never share the credentials. When another person needs to arrange a defined public-service task, DigiD provides an authorisation function. The helper can then use their own DigiD for the permission you gave.
Sharing a password makes it difficult to see who accessed which service and gives the other person more control than the rental question requires. A provider who needs rental evidence can state that evidence directly.
Is an ID document the same as DigiD?
No. An ID document can establish identity when accepted for a specific check. DigiD provides online access to authorised services. A residence document can add residence information. The Dutch ID definition explains the boundary between the terms.
Questions about timing and activation
How long does a DigiD activation letter take?
DigiD says the activation letter arrives within five working days in the ordinary process. The activation code expires after 21 days, so use the latest code and follow the service’s own instructions if the letter is lost or late.
Can I send the activation letter to a landlord?
No. The letter activates your personal DigiD. It does not prove income, identity for a private application or permission to rent a property.
What if I have no Dutch registered address yet?
The ordinary application asks for a municipal registration address. Other situations can have different conditions, so follow DigiD’s current application guidance and ask the municipality about the registration question. A rental provider cannot replace that process.
Next step
When a rental request mentions DigiD, ask whether it needs a public-service login or a specific application fact. If the answer remains unclear, contact us through the form without including personal documents.
A DigiD request, an identity check and a rental application may sit near each other while answering different questions. If the wording still leaves the recipient, purpose or minimum evidence unclear, send it through the contact form. Do not send passports, contracts, bank details or other personal documents.
